In many new residential developments, the rights of individual homeowners to alter the appearance of their units are restricted by a homeowners' association agreement. Similar housing association limits often apply to housing cooperatives and condominiums.

Housing cooperative boards are required to conduct self-governance to ensure the proper use of their funds. We advise boards regarding how to do self-governance audits and how to maintain orderly records. We also assist with enforcement issues.

Housing cooperatives must also comply with state and federal housing laws. There are HUD requirements, zoning restrictions and many local ordinances to be aware of and comply with. In addition, many cooperatives are designed for individuals aged 55 and up. These facilities must take extra steps to comply with the Americans with Disabilities Act.
